Glacier View Vacation Rentals, LLC Rental Policies, Cancellation Policies and House Rules
All of our properties are privately owned. We do our best to make your stay a comfortable and enjoyable one. We do have a few guidelines that must be followed in order to provide our owners and guest with a quality rental experience.
DEPOSIT: An advance payment equal to 50% of the rental rate is required at the time of booking. The advance payment will be applied towards the rate of the home. The advance payment is not a damage deposit.
We do accept Visa, MasterCard, and Discover payment. Cash or Check allowed when approved in advance.
CANCELLATIONS: A sixty (60) day notice is required for cancellations. Cancellations that are made more than sixty (60) days prior to the arrival date are subject to a $100 cancellation fee and the remainder of the advance deposit will be refunded. Cancellations or changes that result in a shortened stay, or that are made within sixty (60) days of the arrival date, forfeit 50% of the advance deposit. Reservations cancelled within the thirty (30) days to the arrival date, will forfeit the full advance rental payment. Early departure does not warrant any refund of rental fees. Any shortened stays (dropped/altered days) outside of (60) days will be charged an administration fee of $50 per day. If an early departure is necessary, it will be treated as a full nights stay. There are NO Refunds for early departure. All No-Shows will forfeit full deposit.
Airbnb Cancellation Policy:
Airbnb Super Strict 30 Day Cancellation Policy With this policy there is no full refund after booking a reservation. The guest is able to cancel 30 days prior to check-in for a 50 percent refund of their nightly rate, as well as the cleaning fee, but they will be charged for the service fee.
VRBO/Homeaway Cancellation Policy:
For every traveler-initiated cancellation regardless of timing, $100.00 fee will be withheld by the property manager. After that, the following refunds apply:
Traveler who cancels at least 60 days before check-in will get back 100% of the amount they’ve paid. Traveler who cancels at least 30 days before check-in will get back 50% of the amount they’ve paid.
We are a small business with a limited season for operating — cancellations on your part are very hard on us! As a result, we must adhere to our policies even in cases of last minute trip cancellations on your part due to personal injury, sickness, or a personal emergency. There are many factors that could cause you to amend or cancel your trip, so ensuring you have coverage for extra costs or cancellation fees is important. Our area is prone to wildfires, road closures, virus pandemic and snow, therefore, we can not guarantee a change in our cancellation policy due to these factors. We recommend you purchase a travel insurance plan that will cover such instances.
TRAVEL INSURANCE: We strongly recommend you purchase travel insurance. There are many factors that could cause you to amend or cancel your trip, so ensuring you have coverage for extra costs or cancellation fees is important. Our area is prone to wildfires, road closures and snow, therefore, we can not guarantee a change in our cancellation policy due to these factors.
You must be 21 years or older to reserve. Guests shall be responsible for any property damage, accident, death or injury to any person, or loss of property sustained by any person, including loss of money, jewelry other items or personal property.
Please check the property and report any damages upon arrival. If we are not notified promptly after arrival you may be held responsible for any damages that are found. We are not responsible for failure of appliances, Hot Tubs, or Hot water heaters. We will make every effort to have repairs done promptly.
All charges accrued during the stay are paid prior to departure.
HOUSE RULES are as follows but not limited to:
EARLIEST CHECKIN TIME: 4:00 p.m. MST
LATEST CHECKOUT TIME: Promptly 11:00a.m. MST
No early check-in or late check-out (unless otherwise agreed upon with the Host). Due to Covid protocols, we are no longer able to honor late checkout request. *Please note: We do have properties that require a 10:00am Checkout time. Should you be aware that you have an early flight on your departure day or your travel plans have you departing earlier than 11am, we do ask that you please notify us, so our staff may adjust their cleaning schedule and day.
QUIET TIMES: Quiet times are between 10:00 p.m. and 9:00 a.m. If you are disruptive to the neighborhood or neighbors you will be notified. Should there be further complaints regarding noise levels after the warning is issued, you may be evicted without a refund.
SMOKING: Smoking is not permitted inside any residence. if you do smoke, please smoke outside and use an ash can. Should you wish to smoke outside, please collect all debris and dispose of properly. If smoking debris left outside requires cleanup from our staff, additional cleaning fee will apply of $250. If there is an odor or residue left in the home whatsoever, the extra cleaning cost of $500 will be applied to guest.
PETS: Our properties are not pet friendly properties. We highly recommend leaving your family pet at home. Glacier National Park does not allow pets on the trails inside the park. Should you still wish to travel with your pet, we recommend Glacier Bark Kennels 406-314-8106 for your pet. Should we determine a pet has been present or currently present at our rental property a $250 additional cleaning penalty fee will apply and your reservation could be cancelled immediately with NO REFUND.
HOT TUBS & BICYCLES: Properties that offer Hot Tubs & Bicycles are USE AT YOUR OWN RISK. At Glacier View Vacation Rentals, Ilc. or the property owners are not responsible for the Hot Tubs or homes that offer Bicycles as amentities. Hot tubs are maintained regularly but some people have different reactions or sensitive to the chemicals used to maintain them. No one under 18 years of age allowed in Hot Tubs. Please shower prior to use and no glass or smoking in tubs.
River or Lake Access Properties: Owners are not responsible for injury. Access and Swim at your own risk! No lifeguards on Duty.
PROPERTY KEYS: Some properties will have key codes to access the property. Some homes will have a key box multiple keys for your visit. Should you misplace keys or loose keys, a key replacement charge will apply.
MAXIMUM OCCUPANCY: The maximum number of overnight guests is determined based on house size, and is listed in the house details. At any time no more than the listed maximum number of guests may be in the home or on the Premises, unless prior approval is granted by Host. Should the guest count exceed the original reservation amount at time of booking, your reservation may be cancelled and no refund will be issued.
FALSIFIED RESERVATIONS: Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.
USE: It is agreed that the Premises shall be used only for residential purposes, and for no other purpose whatsoever. Special events, weddings, and gatherings that exceed maximum occupancy are prohibited.NO parties, receptions, large gatherings, weddings, or the like allowed in any of the vacation rentals without written authorization and applicable deposits and fees.
Tenant in the possession, use and occupancy of the Premises agrees to observe and comply with all restrictions, laws and ordinances affecting the Premises or occupancy thereof.
Tenant further agrees that no use shall be made of the Premises, or acts done which will increase the existing rate of insurance upon the Premises, or will cause a cancelation of any insurance policy covering the Premises.
DEPARTURE CHECKLIST: Prior to your departure day you will recieve an emal from Glacier View Rentals with a requested departure checklist. You can also find this information in our house binder. We ask that you please help us with a few small things before your departure from the property. Your help greatly helps our busy housekeeping staff!
There is no daily maid service available for the vacation rentals, the property will be cleaned after your departure.
All debris, rubbish and discards are placed in refuse containers outside. Montana has a poor recycling program. Please see binder for details of Montana recycling.
All soiled dishes are cleaned and dishwashers started upon departure.
Collect all used dirty towels and place by washer or on bathroom floor.
Turn off all used appliances and lights prior to departure.
All homes with keys should be left in key box. All homes should be locked upon departure.
Any leftover pantry items you wish not to take with you, may be left for staff to dispose of or recycle.
